Presenting and marketing your home

Buyers decide whether to book a viewing from a phone screen in about four seconds, so the photographs matter more than almost anything else.

What you’ll need before we can market your home

A few things have to be in place before a property can legally go on the market. We’ll sort most of it, but it helps to know what’s coming.

An Energy Performance Certificate. This must be commissioned before marketing begins. We can arrange it.
Tenure, council tax band and price. Every listing must carry these.
Details of the property itself. Construction type, heating, parking, number and type of rooms.
Anything that affects the property specifically. Flood risk, restrictive covenants, rights of way, building safety issues, known structural problems.

That last group is the one sellers worry about, and, since April 2025, the duty to disclose material information has sat under the Digital Markets, Competition and Consumers Act 2024, enforced by the Competition and Markets Authority, and an omission can be treated as a misleading omission in its own right. In plain terms, a problem disclosed at listing stage costs you a slightly narrower buyer pool. The same problem discovered at survey stage costs you the sale.
