We understand that all landlords will have unique requirements that will suit their needs. We also understand that the day to day managing of your tenant and the property itself can be both time consuming and exhausting. That’s where we come in………       

TENANT INTRODUCTION ONLY SERVICE

One off payment of 9% Inc. VAT or 8% plus VAT of the annual rent

This Service includes:

  • Agree the market rental valuation
  • Find a Tenant that meets Landlord requirements
  • Advise on Current Market conditions and preparation of the property for letting
  • Market the property and advertise on relevant portals
  • Arrange check-in/check-out and full inventories if required
  • Collect and remit initial months’ rent received
  • Deduct commission and any pre-tenancy Invoices
  • Arrange payments from rental for statutory requirements
  • Provide guidance on compliance with statutory provisions and Letting consents
  • Carry out accompanied viewings (as appropriate)
  • Erect board outside the property in accordance with Town and Country Planning Regulations 2012
  • Agree collection of any shortfall and payment method
  • Provide Tenant with method of payment
  • Make any necessary HMRC deduction
  • Negotiate Offers
  • Prepare and submit Tenancy Agreement
  • Arrange method of payment with Tenant
  • Arrange payment of Tenants Deposit to Landlord unless otherwise instructed

Full management fees from 10% Including VAT or 8% plus VAT

INCLUDES:

  • Agree the market rent and find a Tenant in accordance with the Landlord Guidelines
  • Market the property and advertise on relevant portals
  • Advice on refurbishment
  • Provide guidance on compliance with statutory provisions and Letting consents
  • Carry out accompanied viewings (as appropriate)
  • Erect board outside the property in accordance with Town and Country Planning Act 1990
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake property inspections every six months and notify Landlord of the outcome
  • We provide first 12 month’s Rent Protection Cover provided by Homelet, subject to approved Tenant references
  • Arrange Check-in/checkout – This service is included in full management
  • Arrange full inventories if required Arrange routine repairs and instruct approved contractors with Landlord consent
  • Arrange Gas Safety Certificate/EPC/Electrical Certificate
  • Arranging access and assessing costs with contractor. Ensuring works have been carried out in accordance with the specification of works
  • Review rent in accordance with current market conditions and advise the Landlord
  • Negotiate with Tenant
  • Update Tenancy Agreement
  • Serve Section 13 Notice under The Housing Act 1988. Notice to be issued by the Landlord to the Tenant in order to increase the rent after the initial fixed period has expired and the tenancy is in the statutory periodic tenancy
  • Contract negotiation, amending and updating Terms and arranging a further Tenancy and Agreement
  • Hold keys throughout the Tenancy term
  • Agree with the tenant’s check-out date and time of appointment
  • Register Landlord and Tenant details and protect the security deposit with The Deposit Protection Scheme which is a Government authorised scheme
  • Provide the Tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of Tenancy
  • Negotiate with Landlord and Tenant any disbursement of the security deposit
  • Return deposit as agreed with Landlord and Tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors, obtain quotes, organise repairs/replacement/cost of any broken or missing items at the end of the Tenancy
  • Provide repairs emergency 24/7
  • References £120.00 inc. Vat or £100 plus VAT per Adult
  • Right to Rent Checks £30.00 Inc. Vat or 25.00 plus VAT per Adult
  • Register Deposit £30.00 Inc. Vat or 25.00 plus VAT
  • Gas safety record fee £75.00 Inc. VAT or £62.50 plus VAT
  • Portable Appliances Test fee POA

  • Withdrawal Fee If Landlord Withdraws (prospective Tenancy)
  • Cutting of Keys Invoice plus £25.00 Inc. VAT or £20.83 Plus VAT

The cost of preparing your inventory will be dependant the number of bedrooms and overall size of your property. Below is our standard pricing*:

  • STUDIO £125.00 Inc. VAT or £104.17 plus VAT. per visit
  • 1 BEDROOM £145 Inc. VAT or £120.83 plus VAT. per visit
  • 2 BEDROOMS £165.00 Inc. VAT or £137.50 Plus VAT. Per visit
  • 3 BEDROOMS £190.00 Inc. VAT or £158.33 Plus VAT. per visit
  • 4 BEDROOMS + £215.00 Inc. VAT or £179.17 plus VAT. per visit

*Please note there will be an additional £20 Inc. vat charge for furnished properties
