Homes for Sale Across East London

Every part of East London suits a different kind of buyer. Ilford, Goodmayes and Romford sit on the Elizabeth line, which makes them popular with people who work in central London. Beckton is on the DLR and has plenty of modern flats, while Barking and Dagenham are known for their streets of terraced and semi-detached family houses.

Start with what matters most to you. If it’s the commute, pick the station first and the house second. If it’s space, a house a little further out will usually give you more room for your money than a flat closer in.

Houses or flats?

Houses usually give you more living space, a spare room to work from home and a garden. Flats and maisonettes are smaller, but they can let you buy in a better-connected area on the same budget. Plenty of first-time buyers start with a flat and move to a house a few years later.

Working Out Your Budget

Before you book viewings, work out what you can actually spend. The asking price is only part of it. You’ll also need money for:

  • your deposit, usually at least 5% of the purchase price
  • stamp duty, if it applies to you
  • solicitor or conveyancing fees
  • a survey
  • removals, and any work the property needs

Stamp duty catches a lot of buyers out. In England, first-time buyers pay nothing on the first £300,000 of a home costing up to £500,000, and other buyers pay nothing on the first £125,000. Use our stamp duty calculator to see your figure, and our mortgage calculator to check what your monthly repayments might look like.

It’s also worth getting a mortgage in principle before you start viewing. It tells you how much you’re likely to be able to borrow, and it shows sellers you’re ready to move.

Buying a Flat or Maisonette? Check the Lease

Almost all flats in England are leasehold. That means you own the home for a fixed number of years, but not the land it stands on. Before you make an offer, check how many years are left on the lease, because a short lease can make a property harder to mortgage and more expensive to extend.

Ask what the annual service charge is, what it covers and whether any major works are planned. Then check the ground rent. Most new leases granted since 30 June 2022 have no ground rent beyond a nominal “peppercorn”, and the government has proposed capping ground rent on older leases at £250 a year, although this is not yet law. Your solicitor will go through the lease in full, but knowing these figures early stops you falling for a flat that will cost more than you planned.

Choosing a Home That Fits Your Life

Think about how you’ll use the space every day. How many bedrooms do you need now, and how many in five years? Is there somewhere to keep a bike or a pushchair? Families often put schools and parks first, while commuters care most about the walk to the station.

Visit the street at different times before you commit. A quiet road at 11am can be a rat run at 8am, and a station that looks easy on the map can be packed at rush hour.
